The Process

  • 1 — Becoming An Investor

    Becoming an investor starts with filling out this form which outlines investing capacity and goals. From there, we’ll schedule a call with you to ensure a proper match. Once we understand your scope and goals, you are approved as an investor and have access to all future Throughline opportunities.

  • 2 — Receiving Opportunities

    Every deal begins with Throughline creating an LLC to buy the asset, internally funding the required deposit, and locking the building under contract. After, you have the opportunity to evaluate the opportunity and choose to invest. Each deal will be exclusively sent to our internal list of approved investors.

  • 3 —Reviewing & Approving

    At this stage, you gain access to building details, photos, financial projections, and a full outline of building plans and strategies to maximize profits. Once you review the details, you choose the amount you wish to invest. Most opportunities are open to investment for 30-60 days, or until fully funded.

  • 4 — Funding & Investment

    At the due date of funding or prior, you will wire/send funds directly to Throughline using a provided instruction sheet. From here, your investment is locked and will remain within the asset until the eventual sale of the building. Throughline then files Form D with the Securities and Exchange Commission (SEC) to ensure compliance.

  • 5 — Initial Payout

    Commonly, there is a larger payout within the first/second year of the building’s acquisition. This is because we often purchase buildings with cash, rehab them, and refinance about six to eighteen months later. This gives us the ability to maximize and pull as much of the financial equity out of the asset as possible.

  • 6 — Distributions

    Throughout the course of the investment, you will receive quarterly distributions based on your ownership percentage of the building asset. At the end of each fiscal year, you will receive a K1 to file alongside your normal tax return. No matter your distribution amount, you will retain your ownership percentage for the life of the building.
